Southern Shores

Bounded on the north by the Village of Duck and on the south by Kitty Hawk, this 22,600 acre development consists of a varied land mix of beach property, dunes, maritime forests, canalfront for boating, soundfront for sunsets and a complete recreation complex, the Duck Woods Golf Course. A small commercial strip fronting on US 158 at the extreme southern end of town has been tastefully developed into the Marketplace Shopping Mall and a collection of medical and professional offices. Nearby this commercial development lies Kitty Hawk School.

In 1979 this development became the Town of Southern Shores. With it’s own council, mayor, building inspector, police and fire departments, public works employees and all the many other services that are provided, Southern Shores still has the lowest ad valorem taxes of any incorporated town in Dare County. Current tax rates are $.72 per 100 of assessed value ($.18 to the Town of Southern Shores and $.54 to Dare County). All property owners in Southern Shores are eligible to join the Civic Association with annual dues of $50.00 which allow one to use the ocean parking areas, the boat ramp and marina, and the soundfront wading beach and picnic area.

There are several distinctly different geographic areas within the town. Beginning on the ocean at the southern end of town, the following information will attempt to describe the diversity of Southern Shores.

Pelican Watch

A duplex condominium development on the ocean adjacent to the Kitty Hawk pier. Strict architectural controls. Amenities include a swimming pool and private beach access.

Chicahauk

Located on the west side of Ocean Boulevard on top of a high dune and then falling into the woods and along the banks of canals that open into the Currituck Sound. Generous lot sizes with some over one acre and the surrounding Cypress Point Preserve Area help to maintain an open and spacious feeling throughout. Most of Chicahauk is served by county water. Amenities include tennis courts and private beach parking. Association dues are $57.50 annually.

Seacrest Village

Begins with First Avenue and continues to Thirteenth Avenue and the northern boundary of Southern Shores. Seacrest Village is an ocean oriented area within the community that houses a large number of the summer vacation homes. There are building and development restrictive covenants that apply only to Seacrest.

Duck Woods Road

Can be entered only from US 158 on the north side of town. Bounded by navigable canals on one side and the Duck Woods Golf Club on the other, few places on the Outer Banks can compare with the privacy offered.

Mallard Cove

A townhouse community near Duck Woods Golf Club that appeals to the retirement set that wants the prestige and amenities of Southern Shores without the maintenance of a large yard. SOUNDSIDE - With rolling hills and trees that are hundreds of years old, sunsets that are constantly changing, and protected harbors for boaters, this section of Southern Shores has a unique appeal to all.

HILLCREST, SEA OATS, KINGFISHER, NORTH DUNE LOOP

Can provide magnificent ocean and/or sound views. The safety of high elevation and the completeness of Southern Shores access areas help to add to the value of these sections
